INDIVIDUAL/PRIVATE LANDS are lands owned by individuals and private entities.

PROCEDURE TO ACQUIRE AND REGISTER LAND:
NB: It is always advisable to follow due diligence to avoid being dragged into a never conclusive land disputes by ensuring that:
(a) you are dealing with the rightful owner of the land recognized by law -a quick official inquiries will do in addition to neighborhood questionings and supporting documents from claimed owner.

Ask for the plot number and make inquiries about the legal status of the land from Town and Country Planning Department, the Lands Commission of Ghana or use our platform before paying for a land.

Do an original survey of the said parcel for the search to be sure the plan used for the search is for the exact land of interest.

(b) you engage the services of a qualified land surveyor. In Ghana, only licensed surveyors are permitted legally to undertake cadastral surveys. (we recommend Just Land Services to you for such surveys).

If yes, you make five(5) copies of your  site plan and endorse the back to accompany the three copies of the document executed between the actual owner and you.
     
 
Has the Site plan been  certified by the stamps of a licensed surveyor and the Regional surveyor and duly dated?

If yes, at least two principal  Elders of the stool (with status)  must sign as witnesses.

The witnesses of the applicant (lessee) /buyer must write full names ,provide addresses and signature.
     
 
Have you submitted the documents to the Lands commission and paid for the Processing and registration fees?

     
 
Has the Documents been  processed at Lands commission and released for stamping at land valuation Board.

     
 
Have you obtained Tax Clearance Certificate at Internal Revenue Service?
